if you saw the house and it had a fridge..then yes
if the ad ran..and said appliances, then yes
if the lease / rental agreement stated appliances then yes

if i moved into a rental suite...and the fridge was gone..and all of the above were yes..i would simply phone and ask when the fridge was coming and if the answer was no..i would simply state that ...the price of a fridge would be coming of the next rent..

While I would imagine it would be a standard appliance, I don't believe they are required by law to provide one, as long as they didn't promise it and then not provide it. If you had one, and it broke, then they are required to replace it. If you signed the lease knowing that there was not a fridge, then they probably don't have to provide you with one.
