I live in a condo. Some of the units have balconies. Some of the balconies need to be replaced. The condo assn is assessing ALL unit owners an additional 5 months maintenance for the cost of repairs. Since the balconies are not common areas, do I have to pay this additional maintenance. My balcony is not affected.

Yes, the assoiciation can assess you fees even if it does not affect your unit. I know it hurts, but because everyone's funds are combined, everyone pays whether or not the person paying can benefit. My association had 25k in attorney fees for RV parking that affects 6 houses of the 226 homes in the track. All of us got a nice share of the bill even though I could never park an RV on my property.
If your roof needed to be replaced by that of another resident didn't, woudl you want to pay the full fee or would you want it shared by everyone in the association? This repair my not benefit you this time, but next time it might. That is the downfall of associations.

You all jointly own the entire exterior with out a divided interest.

Check your Association's agreement that you signed and see if any clauses cover this.
