First, It's a lot of work.
1- You need to study the surrounding neighborhood to get an Idea what similar places are being sold for.
2- There are several websites that will help - use the Internet.
3- Shop around for a good Realtor- be very careful.
4- DO NOT be in a hurry - (we rushed and got 10K less than we could have).
5- Get advice from more than four different sources - there are a lot more agents competing and you can find some really good people out there.
6- Remember if your take your time, you can get your price! !

yes IF it was that easy just to put a for sale sign up, I think the main thing is to make sure all the electrical wiring ,pluming central heating are all in order, best do these thing´s before you even think about giving the place a bit of paint, if needed. then just a freshen up really . depend´s when you last decorated . if you think you house is fine the way it is, I would´t bother even touching it with paint,The people who buy your house will most likely change all the decor, so what´s the point to waste money on that . also I think the out side of the house always need´s a something , Perhaps the garden or garden shed´s might need repair´s . or the fence , wall might need a bit of fresh paint. really not much just a general freshen up if needed , but don´t spend lot´s of money by putting a new kitchen etc they´ll only come in and change it all. Have sold 2 houses so you learn as you go along

Look at estate agents and go with one that sells similar houses.
Get 3 estimates to the value.
Don't be flattered by agents they say they WILL sell it FAST.
Drive commission down to less than 1%. don't discuss commission until they have told you what they will do for you. check the exposure they buy in newspapers. How often do you rotate into thier paper adverts or window frontage ?
Keep the house and frontage clean at all times so you are not stressed about viewings and don't put off "drive bys"
Once you get an estimate from agents have a look around to see what you could afford to move to. There is no point in getting a buyer if you cannot find anything worth moving to.
Keep a few houses in the bag in case you get a sale and have some houses to choose from to move to.
Keep it on the market until you're really sure the chain has been checked. A "cash" buyer is often not that. I file my bank detaisl with my solicitor when moving or buying. any cash buyer woudl have no problem with your solicitor checking out thier financial status/

First, decorate (if it needs it) - you don't have to go mad but fresh paint will easily repay itself.
Secondly, get rid of the junk. The more furniture & stuff you can hide, the bigger the house will seem.
Thirdly, if you can pay off your house (say, you're nearing the end of your mortgage), then do so. The less chain there is, the more likely things will go smoothly.
Finally (and most important) if you don't like an estate agent, move to another. There are few controls over estate agents and a lot of them are rubbish.
If you have access to legal advice, enquire about selling privately and miss out these middlemen.

I would start by finding a reputable realtor. Maybe someone can recommend one. If not, you could choose one from the phone book and then contact the better business bureau to see if they have any complaints against them.
I would say most realtors are ok. They can set you on the right track. They will handle all the details along with your input.
Also, paint and repairs can go a long way toward selling your house. Even new carpet if yours is worn.

PS-A good word of advice I once heard, bake cookies before you show the house. It makes your home seem even homier to potential buyers.

It would be good to think about where you want to move to and how much you need to make on your house to be able to do so. Otherwise you may put alot of effort into doing your home up and then finding that it isn't worth enough for you to move to where you want.
also, consider why you want to sell it - is it to get somewhere bigger? May be cheaper to extend yor present house. Or do you want to go to another area or just away from your immediate neighbours?
If you have school age children - or will be in near future - you need to consider schools in where you will be going.
As others have said, consult an estate agent (or more than one and compare their advice and charges). Dont forget to factor into it the cost of moving and legal fees etc.

Raffle it!!!!! £100 per ticket - keep selling tickets until you have raised the asking price and then pull the ticket out of the hat - needs some investigation re gaming laws and licences etc. but I can definitely remember items in national newspapers of people who did the same - sound like more fun than having to have an estate agent round measuring your alcoves etc.

I would get your house show ready. Paint neutral colors, fix anything that looks broken etc. Get rid of excess furniture, nic nacs, wall hangings. clean out your closets too. Make it appeal to the masses. There is good shows like Design to Sell on HGTV and A&E Sell this house. that have good ideas.
Then decide wether you want to sell it yourself or have a realtor. If you have the time, nights and weekend do it yourself. YOu save tons of money and have full control.

Get your house ready ,try not to spend any money give it an extra good spring clean , get rid off all your clutter, finish any jobs that are not done.Get it valued before and after the clear up, Find an estate agent who will do his thing for a one off fee, Get it advertised ,when the buyers come welcome them and really sell your house.

worth spending a bit of money decorating it in fairly neutral colours. De clutter it so tha it looks bigger.
You could sell privately, or get an estate agent to handle it for you.
Some estate agents offer a complete selling package (conveyancing and all the legal bits) I did it that way and it worked ok as long as you keep them on their toes
