If you see a house you really like what would be the best way to approach the owner to increase your chances of them selling. Please let me know if you have ever been approached and what was the best and worst way. Thank you.

Star by doing your research. Find out what a fair value for the property is, and then present them with a legal offer to buy the home. You do not want to offer them a price below normal values and risk insulting them. Also make sure that you can carry through with the offer, and have proof of that. Either get pre-approved for a loan and have a letter, or be redy to show your bank account has the funds. Remember, that it never hurts to ask, but always be kind and respectful.

Oh, geez. There is only one way to do this. If the house is not for sale don't try to buy it. It is offensive in itself.

BUT, you can talk to the owners or leave them a note (be sure to identify them. They might not be the people living in the house, so look up public records to find the owner). The note would compliment them on their lovely home, give your name and contact information, and let them know that if they were ever interested in selling their home to contact you because you were interested in buying it for yourself. You need to be clear that you are NOT a real estate agent, just a person that admires their house.

I would approach them with the idea of seeing if they are interested in looking around for a new home? If they are, then I would mention that if so I might be interested!

Well, if it's for sale, go see a Real Estate Attorney and draw up a contract. Then go to the house and present it to them. It's then an offer and contract if they take it.
