It has been broken for weeks along with many other things. He picked up his rent $ yesterday and fixed everything but the furnace. I have told him for weeks about this, and not it's bitter cold and I can't live with it. Yesterday he said someone was coming to fix it, then 5-6 hours ago he said that he was getting ready to call the repair guy.

If the repairman doens't show up today, what should I do?

Call the health department and tell them your landlord is not providing adequate heat in the cold weather. They will send an inspector and notify the landlord that he can not charge rent and is subject to fines until it is fixed. That is a great motivator for landlords

There are laws in every state that detail the obligations of a landlord/tenant relationship. If the repairman doesn't show up, YOU call the repairman and pay him . Deduct it from the rent check. This is legal in "emergency " situations when a landlord defaults on his obligation. You can call your state attorney generals office to verify the validity of my advice!

The previous answers that say you can pay to have it fixed and then deduct it from your rent are dead WRONG in most states, and will subject you to eviction or other collection activities by your landlord.

The advice to contact the local health department is good; also, some cities have a municipal board or department charged with housing code enforcement. You might contact a local social-service organization for advice tailored to your community... a "community action" agency is the most likely.

Most states have laws requiring landlords to provide "safe" premises, and a lack of heat in winter is clearly unsafe. Just what recourses you have will vary from state to state and from one locality to another.

your state attorney general's office is in charge of tenants' rights (at least it is in NY) and your landlord has an obligation to make sure your home is livable, e.g. with heat! try them. you shouldn't have to put up with this BS, especially when you just gave him your rent!

You can file a complaint against him (City Hall?). Next time you should hold on to your rent check until it is fixed.

just tell him that he needs to get it fix now, or you will find someone to fix it and send him the bill, . and look up tenants rights on the computor. good luck.
