Yes you can .
If its a like for like replacement you can do it yourself.

If its a new installation with wiring involved it comes under Part "P" of the building regs and must be certified and notified.
If so get a part "P" registered electrician to carry out the work.

Yes. There is no restriction on a 240v fan in zone 3. Must be IPX4 in Zone 2.

Yes you can ,as long as it has an isotator switch and comes on with the light
(Isolator switch is not the light switch)
