I am sorry you have reached this point, but surely you saw it coming. For months and months your income was falling short and you didn't stop whatever the problems were? Maybe you needed to sell your house and down-size until you were more stable. Maybe you needed to slow down or stop your charity work and make sure your family was safe and stable.

Regardless, you are where you are. I really do wish you well. I hope the worst that happens to you is learning a lesson about financial responsibility the hard way.

Most mortgage companies will work with you to prevent a foreclosure. They do not want the house back any more than you want to lose it. DO NOT be afraid to contact them. If you have shown before that you pay your mortgage, often times they will work out a program to defer the bulk of the payment but still add interest onto the mortgage until you can start paying regularly again. Sometimes they will even refinance your mortgage for a lower rate or better terms. Don't rely on the person you call whose number is on the collection notice. Call the main office and ask for a supervisor and explain your situation. Don't take no for an answer, because it will benefit them as well as your family. Good luck!

Have you thought about re-financing so you don't loose your house?

I'm a mortgage broker and I've helped families with similar situations. you buy your house for security and maybe need it to work for you right now. I DO NOT recommend refinancing unless it is a last resort but I also don't suggest losing your house. Pull out some equity to get you through these rough months and get your house out of forclosure.

There are ppl who can help, with any finacial situation. Just becareful there are alot of scammers and mean people out there. Do not be over charged or run into the ground with a payment you could never afford If it sounds to good to be true believe me it is. We are trained sales ppl and know how to make something not so great sound like a dream come true. I only say this because i don't want to see you put yourself in a bigger hole but sit down see excatly how much you need and look into your options. I never hurts to see what they can do. Remember you not obligated to make a desicion but it is your right to see whats available to you.
