House is in suburban Chicago area. Was listed with a realtor last year; did not sell. Want to list with a new realtor this year, but want to make sure it shows up in the MLS as a new listing, not as being a 14-month-old one. Thanks.

It will look NEW on the market and to the general public, however it will also show in the property's history when an agent looks up the property... an agent with MLS access would see that it was listed the year prior and Expired.

Your listing with the old Realtor is now expired, and has no contract on your home. When you sign with a new Realtor this will be a new contract of sale. There will be a new MLS number issued and the home will show as a new listing. Now, any Realtor can look up in the MLS and see that the home was listed and expired( that is found in History). Simple process and no need for you to worry. You can immediately re-list with a new Realtor upon expiration.

Anytime a listing is expired or removed from the mls it will come back up as new when put back on. Trust me your realtor doesn't want it to look 14months old either. Some Realtors do this after the house has been up for 2months and still with the same Realtor. They withdraw and re-list it to look "NEW". Trust me it will come up as a new mls listing.

In this situation, as long as your contract with your previous Realtor has expired you are free to re list it and will get a new number.

A trick some agents will use is to re-list all of their property in the spring to make it look like its just come onto the market. To get a new number you just have to fill out the paperwork again.

I'm not sure about timing exactly...but if I have understood correctly, if the listing price is significantly different, it is considered a new listing. Is that your situation?
