I just bought a raised ranch house it has five bedrooms and two full bathrooms, attached garge and about .33 or an acre of land. On a corner lot. and a large patio, Hardwood floors

What can I do to increase the value of it the most in moderation?

Add a pool, add more bedrooms, change the kitchen I have space over the garage to add another section to the house as well.

You will get the most bang for your buck in re-doing the kitchen and the bathrooms and updating....rest of the house, fresh coat of paint in all the rooms, and make sure hardwood floors are good and clean. Are you looking to flip this house?
The space over the garage would make a good game room.
Make sure that landscaping is well taken care of and that trees and shrubs don't hide the front of the house. You would be wasting money to add a pool as some people with small children do not want pools. Make sure the outside of the house is a good reflection of what the inside of the house is like.

Most buyers are sold on the kitchen and the bathroom so make sure yours are completely up to date.

Also, making a small separate apartment over the garage adds the ability to make extra income from the property, or to allow a parent or older child to live close to home but keep their independence.

Adding another bedroom might not be your best move if the area has houses that are on 3-4 bedrooms but a media room might be a good move. Check with a real estate agent. Ask them what sells in your area. They can help you decide what will increase the value in today's market and what will not.

Kitchens and baths are always a good bet, but if you over improve them for your area, it might not be a wise investment. Another thing is watch HGTV, they give pointers on the fix/up and house flipping shows. Neutral colors are a suggestion that you always hear on their shows.

I would stick to relatively inexpensive things like paint, maybe flooring.
I would only do the kitchen and bath if they are seriously out of date...remodels all have a funny way of going way over budget very easily.
If you have old windows, an old furnace or an old roof, replacing this stuff will make a buyer much more comfortable.
i wouldnt do the pool either. Some buyers dont want a pool, and where you live, you wouldnt use it very much anyway.

Get or keep it in top shape, both maintenance and cleanliness as a factor. Modernize the bathrooms and the kitchen. Make sure it is freshly painted in moderate tones, floors are clean and shiny, and the yard is neat, clean, and tidy...and above all, make sure it is clutter free and well organized with all your STUFF...Simple Stuff!!

Since you already have a patio and two full baths, upgrading your kitchen is a good investment.

A pool is rarely a good investment, although you don't say where you live. If you're in Florida, maybe it is. :)
