I work for a custom home builder and am currently working on new floor plan ideas. When purchasing a new home what are some features that make / break a home for you? Is there anything specific you look for when you tour potential homes? Please keep in mind that these homes are priced mid-higher end for our region. What are the average number of bedrooms and baths you look for? Is there a specific kitchen cabinet finish or granite finish you look for? Any feedback would be greatly appreciated as we build mainly spec homes that go on the market and then need to appeal to the mass of home buyers.

when looking at homes, there was always one room that sold the home. make one room so special. i think where the whole family gathers, a kitchen, den, playroom and make it as outstanding as you can something unique in there that you just don't see in every home....always 2 1/2 bath. not too big, not too small just right....

I recently finished remodeling my first house. What todays buyer is looking for is livable square footage I have found that doing away with a garage and just adding another bedroom seems to be the most beneficial. Also as stated before closet space is also a plus, grand open spaces are also appealing to the modern day consumer.

My husband & I drew our own home plans as well, then we took them to an architect to have them drawn up & printed into I believe we needed 6 copies (one for us, the architect, the planning dept., the contractor, subcontractors, etc.) It was expensive, but it was worth every penny. The architect also printed up working blue prints as well as materials lists. I would guess that at some point he registered the blue prints or whatever it is they do. OH! also, I'm not so sure you can patent blue prints. I suggest calling your local planning commission or talk with an architect. Good Luck with your new home. It is so much fun to see things that you took from your head & see them brought to life....

closets ... LOTS of closets. Especially a coat closet near the front door.
Kitchen cabinets .... LOTS of cabinets.
Pantry ... lots shelves
bedrooms - a ceiling fan with a light - (I hate installing those things)
