Ask around for who is good. Deal directly with a Mortgage Broker. Go over all fees with a trusted third party. Give yourself plenty of time to close. I can offer some referrals if you wish that I have and have not used. If you can get qualified for a mortgage, I can help.

Chase for our initial mortgage, they charge a pre-pay penalty that I don't think we are responsible for as they worded the paperwork badly on that part and there was no way that anyone would understand it the way that Chase has interpreted it. I have pursued the Attorney General who has suggested that we write letters to the Comptroller of Currency and the Chamber of Commerce. Not the most supportive company in the end.
We refi'd with Countrywide and have only had our mortgage with them for 2 months.

I got a $200,000 loan for $500/month from AAMES and I was referred to them by http://mortgage.yeyeyup.com. I found the deal very interesting with a rate of 6.25%. I compared with other companies and their offer was the cheapest. You may want to try them. Just go to http://mortgage.yeyeyup.com and click on the "advisory" link.
