Where is the safest place to live in lawrence ks?

My fiance and I are moving there next year, so that he can finish school and we would like a nice starter home....but I have heard so many horror stories, about houses that look nice, but are built badly and high crime rates. I've been told that the west side of Lawrence is the nicest...Where is the best place to buy a well built starter home, where we can start a family?

Underneath the police station. #2 would be under the local donut shop.
