I have a leak in the roof and it is time to replace it anyway. Already have 3 layers of shingles on the roof, so I'm going to do a complete tear down first.

Metal roofs are great. I deal with metal building contractors every day. One guy said get thicker metal and get a standing seam. Standing seam is good. Metal gauge is probably not even an option. 24 ga. is what you will get. It is very hard to work anything thicker with hand tools. Copper would be my first choice but we are talking BIG BIG bucks for that. If you can get a coating called Galvalume, get it. It is far far superoior to galvanized, second choice would be aluminized steel. Pure aluminum would last a long time but I have never seen it. It would also be very expensive.

The downside to a metal roof is that some insurance companies up your homeowners rates because hail damage shows more on those than shingles and the claims are higher. Hail doesn't effect the integrity of the roof but it does dimple it.
Check with your insurance company to be sure. This is what my good friends wife, the insurance agent tells me anyway.

You will also really hear the rain hit the roof, it will be much louder on a metal roof than a shingle roof.

I can tell you that you want the standing seam metal roof at the least. The thicker gauge metal the better. I would tear off everything down to the decking and replace all flashing with what is recommended for the metal. Also make sure to use a vapor barrier (tar paper works) under the metal. The metal will last a lifetime if its aluminum. Make sure to look carefully at the warranty of the painted finish. Most are 30 yr warranties. I'm not real certain about the condensation that the metal develops so I don't know if you want 2x's to screw the panels to or if you can screw directly to the decking. Metal is becoming much more popular in the residential world. Good Luck.

I had Shingles for the first time a few weeks ago. I am normally in good health and haven't had any other health challenges before, so it came as a surprise.

Metal roofs can last a lifetime if they are property maintained. Which means they have to be coated every couple of years to keep it from rusting.

Shingles have to be replaced more often. If it says they are a 15 year roof, then you are lucky if it lasts that long. The best of these would be the kind that say lifetime roofs. Keep in mind labor is the same if you get a 15 year roof vs a lifetime roof, so if you can afford it, a lifetime roof is way better.

Also the felt is important. Have them put thick felt or 2 layers. The reason my roof has lasted as well as it has is that it has a thick felt underlayment with tar on top, then has the tiles on top of that.

Metal roofs available now are far better than asphalt shingles. We are filling our landfills with tons of torn off shingles. Sure it cost more initially, but a metal roof can last over 100 years. In fact they now make aluminum or steel roofing that looks like shake shingles.

Well if the heating/ac unit is up there then good luck find a guy to go up there and service/repair it.Too dangerous!!

If it is up there then have the roofer install a ladder up to and around the unit.

One thing to consider, if it snows there, it can be dangerous since it can slide off.
