and do not leave the place in shambles. These two young men want to rent my house...can I legally say no until I get a better offer for a tennant?

If you are worried about damage, ask for a higher damage deposit. As long as your contract includes provisions for damage, they are liable for repair. Use a typical landlord-tenant agreement.

Don't get carried away, though. Some things wear and tear and that should be built into your business model, such as replacing carpet periodically.

Gender discrimination is not right. Not sure about equal opportunity housing laws, but be careful...you could be breaking the law if you say no just because they are male.

Some grounds for not renting to someone are prohibited by State and/or Federal Law. For example, you cannot refuse to rent to African-Americans. Contact a local landlords organization or an attorney to find out whether this is a legal reason in your area for not renting to someone. And BTW, as a woman, I can tell you that the "women are cleaner" thing is a myth.

WOW! I hope you look good in an orange jumpsuit. You're a Fair Housing lawsuit waiting to happen...

Discrimination based on sex, religion, disability race, familial status, color, or national origin are all illegal under Fair Housing law. You need to do a little reading at http://www.hud.gov.

Having rented and managed thousands of rental units over the last 22 years - I have learned that you can't predict ANYONE'S behavior or performance as a tenant based on how they look, where they work, how much $$ they make, or any of the factors listed above.

Do yourself a favor and focus on renting to people who are qualified and forget about the other stuff.

No!
It is unlawful to discriminate based on gender, religion, age, race, or marital or family status.
You have to rent to anybody that meets your eligibility requirements, such as income ratio, credit, etc.
Chances are you won't get caught but if you do there could be legal issues and even a civil suit by the party you discriminated against.

You do seem a little pervy, I'll agree. Wouldn't be surprised if you've got spycams all over the apartment.

That being said, you can't discrimate based on sex. At least you can't tell anyone that's why they aren't being accepted. You'd have to make up another reason. Preferably one that can't be verified easily.

You can say NO to whoever you want to say NO to just don't give them that excuse...I prefer to rent to single men....I find they are usually cleaner than girls and can fix things too....Good Luck to you..ss

Tell them you've found someone else for the apartment and don't elaborate any further than that if you feel it necessary to contact them at all... either way, you sound like a perve.
