You do not necessarily need a lawyer depending on your state but it is highly advisable to at least consult with a lawyer and have them review the contract BEFORE signing anything. If the buyer doesn't like that then walk

No, not a realtor either.

Usually the buyer has their own lawyer as they are the ones taking on all the risk. You go to their lawyer to sign the contracts. You may hire a realtor to help you with all the paperwork and make sure you are getting a decent deal. Some work like a lawyer depending on what you need them for. if you use them from the start, then you generally have to pay about 3% of the purchase price to them.

You do not need anything, but you would be foolish to not have some sort of representation. I would get a Realtor, or a lawyer. I would not trust the buyers lawyer. Would you let the prosecuting lawyer represent you in a murder case? No you would get your own legal representation.

You'll need either a title company or a real estate attorney to handle the closing, the drafting of the deeds, and the recording of the deed after the closing.
