Tax liens! If you're looking for a way to make money out of the current situation, tax liens are popping out everywhere. That's the advantage of a down cycle, more debts and foreclosures; hence, there are more liens.
When you buy a tax lien from a county, the property owner will have to pay it with interest (18% in FL, 16% in Arizona, etc) -- if they don't pay, you own the property and flip it.
There are obvious steps and due diligence involved, but most of these can be done online. See this book below for more information.

Investment property owners that rent out residential spaces are the ones benefiting the most because people who can no longer afford their homes/those foreclosed are increasing the demand for rental properties.
