Simple steps:
1. Take real estate school for 1-2 weeks (look at your phone book for one).
2. Pass the school's test.
3. Challenge the state board exams.
4. Pass the board exam.
5. Once you get a license, find a broker to "hold" your license and make it valid.
6. Take continuing education every year.
You are upheld to a higher standard when you do real estate transactions so that can be a negative if you're doing real estate investing. Any mistake you make could be held against your license. If you just want to be an investor in order to make money out of real estate and be able to purchase your own homes and land and re-sell it -- you don't need to be a real estate agent. My Mom was a real estate agent.
I believe you become one by taking course(s) and then passing an exam. It is not a college/university course, but I believe classes like these may be offered through local community or technical schools.
Here are some of my thoughts on being an agent:
- Remember, you only get paid if you sell or buy a house. If you are not motivated, or willing to put in the time, you won't be one of the best and there is plenty of competition out there.
- Mom always had to work A LOT of hours. This included Sunday open houses (I've seen them on Saturdays nowadays as well) and evenings. Your clients will most likely have day jobs and therefore evening/weekends is when you'll need to be available.
- Lots of money out there. This industry reminds me that the more hard work you put in, the more likely you will be to prosper. True entrepreneurship.
- Dealing with wonderful clients...but also bad ones. I have a few stories Mom told me....diaper changing in her car on her backseat during house tours...people who illegally switched appliances after a house was sold...dishing out her own money to make a deal go through, etc.

You can become the real estate agent just by doing some crash course or by doing some diploma in the real estate market. Its depend upon the your need and knowledge ie how much you want to know.

You must take real estate classes. My husband wants to do the same thing. Check the web for real estate classes your area. I believe the sessions run 350- 500 dollars and you must take two tests to pass and get your real estate license. Good Luck.
