England or USA.???Twelve year old boiler may need a good cleaning and a tune up..It should be ok..The water tank, if I understand what you are saying, is an electric water heater..?? If it is it could be getting tired. If the elements are gone( there are two of them) you will get some hot and then cool water. If you are handy you can replace them yourself..They cost about 12 to $15 each. They have either four nuts holding them in or one big (1 1/4") +/-hexagon top on it to remove it....SHUT OFF THE POWER, remove the wires ( from one) back out the unit out counter clock wise. Put pipe thread compound on the threads and reinstall. Then do the second one..One hours work..Don't screw with the boiler. Ask around for a competent burner guy to do your boiler. In England, I suspect, the same methods apply..Further explaination: If one element is dead the tank will not maintain temp. If you do one do two. It will save you trying to trouble shoot the heater. Too complicated to explain...

We were in a similar situation to you...
We got fed up paying to heat a tank of water that we may not use... The only use we had for this tank of water was either a bath, washing in the sink or washing up...
We have just replaced our water tanks and boiler with a condensing combi boiler... It cost us £1700....
Didn't think it was too bad for price seeing as though British Gas wanted to charge us best part of 4K for the same thing...
It is worth replacing it but I would shop around... You will probably find that you get the best deal (Price & Workmanship) if you go with a small company...
Good luck

All the clues are not adding up,if you have a central heating boiler, you wont have an immersion heater, they are 2 seperate things.
Also if you have a central heating boiler you dont have a hot water tank,it runs from the mains.
If you have central heating, you must have a boiler,if thats knackered, you need a new one...we just bought a combi boiler, which you must have by law these days,it cost £650,then we had to pay a corgi registered gas fitter to install it,altogether about £1000.

Depends on where you live and what type of system you have now along with what type would be best suited to you. Call a few registered installers and get estimates. The immersion heater may be just a back up to the gas central heating boiler. I would say anywhere between £1,500 and £4,000 xxxx

An average hot water heater differs, if it is an electric or if it is a gas heater. They both cost roughly about $600 - $1000 for an entire house, and lasts 20-30years depending on their warranty.
Now they are a lot smaller and more efficient, dishing out 4 gallons a minute. We recently bought an older large tank for our 1920's row home. But the newer ones are much cheaper and efficient

The only sensible way is to ask at least three separate installers to visit and quote. Start with British Gas Services as they will tell you the best solution, but may not be the cheapest. CheckaTrade will have Central Heating Installers in your area. They may do deferred terms, but you will have to ask all the installers about this. Your bank may be able to loan you the dosh. Worth enquiring.

we recently changed from immersion htr and back boiler to combi. New rads removal of old stuff and boiler around 4500 pounds. British gas was 8000 but they will only get contracter to do work so may as well go straight to contracter yourself.

insertion will always feel a bit strange when you touch the element but immersion is quite acceptable, just a bit old school.
