Gears Of War, especially if you have a few friends who have this game that you can play against or with (via Xbox Live)
WWE Smackdown vs. Raw is also pretty good.
Saints Row is also pretty good, but if you can hold off for a couple of months until GTA IV, then I'd recommend that.
Burnout Revenge is a pretty good deal, since it's only $30 new.
I do not recommend the Burger King $4 games. They're $4 for a reason.

Rainbow Six: Vegas. It has the best online modes and the best weapons. It is much better than Gears of War
