the Landlord is not taking care of his responsabilities in fixing things around the house< What are our rights for this?

First, read your lease. Some leases require that the tenants make all repairs to the interior of the property. If the problems with the house (you weren't very descriptive) are the fault of the landlord, then send him a certified letter asking for the repairs.

If he still fails to do them, then you need to call a lawyer and find out what you can do. Laws very greatly from state to state, but some areas allow you (after giving the landlord proper notice) to make the repairs yourself, and bill the property owner.

Have you ever heard of Clark Howard? He is a consumer advocate (I don't know if that's his official title). Anyway, he's on the radio here in Atlanta and on TV. He talks about issues like this a lot. His website is www.clarkhoward.com - you can look at what he says about this.
