I think some are successful because they are clean and reliable. They also cater to the customer. They may be reasonably priced or close to where people want to go or be. Also, the employees may be well versed in the area. There's nothing I dislike more than asking in a hotel where a good restaurant is and then having someone say, I don't know.

They get it. That is when you come in there is no hassle, the price of a room is honored, the place even if it's not new is spotless, you are treated as a guest not some one who is interupting there discussion with a friend. The room smells fresh and the towels feel like they are new. Checkout is fast and there isa free paper to read. One Amerisuites I went to had a Managers lunchen Wednesdays evening. Light food but fresh and you could make supper out of it. He was there and would talk with the guests and it make a pleasant evening. Offer a breakfast even if the guest has to pay for it. It cuts an hour out of your day and gets you off to a great start. Offer fresh fruit and it makes you feel special.
