Hire a pro. Asbestos removal is regulated by law and so is the disposal of asbestos. Don't even think about doing it yourself.

My heavens, I never have been flashed, but I did unintentionally flash a few folks once. I was in the hospital some time back and decided to take a stoll to the vending area. Well, I wasn't thinking about what I was wearing and, let's just say that those hospital gowns don't leave a lot to the imagination on the backside. The nurse came up from behind me and put a blanket over my shoulders . . . I was wondering why it was a little drafty back there!

in CA it is perfectly legal for a homeowner to remove asbestos laiden popcorn ceiling, it is unlaw for for any non certified contractor to do it for anyplace other that his own residence. Basically the law protects you from renagade contractors, but not yourself.
As for the contract part, well you can use omission factor saying that you do not HAVE to state that the house contains asbestos, or you can state MAY contain asbestos, just be vauge as your no expert right?
That or get samples tested, it's not that much to do so.

Forget about it. All asbestos removal must be done so by a licensed professional. They will give you documentation after its done and then it can be taken off the contract. If you do it yourself and anybody finds out, they can report you and you will have to pay major fines.

It's probably not a good idea to remove it yourselves, regardless of all the precautions you may take. Something like that may need to be, by law, by a professional. You probably will need to have the house inspected and certified by an inspector to make sure you got all of it and that it's up to code. It would be best to check with your local building/health department before you do anything that may come back to haunt you in one way or another.

You can remove it. The only draw back is proof. If you tell a buyer the asbestos has been removed but can't show documentation from a reputable removal company they may not believe you and therefore not purchase the house.

Hire a licensed professional and get all the required documentation for California law, otherwise you might be stuck with home you'll never be able to sell.

As all before me said:" let the pros do it". You have health, laws for removal/certification of same and most important for the do it yourselfer: disposal... ya can't just toss that sort of thing in the garbage as it is regulated as toxic waste.

there's no way to do it properly yourselves unless you're a trained professional. it's very dangerous and too risky, use a professional your life is too valuable.
