Get him to consent to a "quit claim" and file it with your mortgage OR have him "sell" you his interest in the house and refinance it with just your name on the deed. I recommend the second method, unless he wants cash for the "sale"

This happens all to often, People should really think about making such a big purchase with a boyfriend or girlfriend.
If there is no equity in the property he most likely will be happy to quit claim you the deed and give up his interest in the property. If there is equity you will have to refi to give him his half of the equity and then he can quit claim you the deed. Get a good real estate lawyer.

You give him his half of the value in exchange for a quit claim.

Refinancing will only get his name off the mortgage, not the deed.

Refinance it in your name only or do a quit claim deed to have him removed.

Tell him you are refinancing and that you have to keep him off the loan in order to get a better rate. Then tell him you will quit claim him on after the loan closes then don't follow through.
