Usually they are part of the Common Elements, but your By-laws may have been wriiten in such a way as to make them the responsiblity of the co-owner.

Every condo complex is different and every state has different rules related to their regulations.

If you have a broken window, fix it, then bill the Association, but make sure that you comply with all regulations. For example, you may not be able to install tinted glass, or you may be compelled to install OEM units and only by an approved company.

Your Management Company should help you decide.

Most Condos windows are owned,maintained and replaced by the unit owner NOT the condo association.

To be exact. The inside of the window is owned by the individual. The outside by the association.

So what you want to happen is for the window to become inoperable from the outside. Through no fault of your own.

Rather impractical but technically true. Of course CCR's can have agreements stating just the opposite since they are private agreements, not usually any exact standard from one community to the next. Especially as you cross state lines and in different countries, who knows.
