i have 3 kids 6,3, and 11 months.
at the beginning of november last year i went to put the heating on and it did work i told the landlord and he said he will get the plumber to fix it 3 weeks later he told me again he will get the plumber to fix it. another 3-4 weeks later i saw him while i was out and he said that he has given the plumber the money to go get a new boiler ect that he needed to fix it. a week b4 christmas the told me he has stopped all the plumbers jobs and told himt o fix my heating and 2 weeks after christmas when he came round ai said to him i thought you said you have stopped all the plumbers jobs so he could fix mine and he said no i didnt say that (when i know he did) then he told me the plumber jot 3 jobs to do b4 mine i was like wtf.
and i still havent heard anything
ive been told by the citazins advice beareau that i cant stop the rent as i can be avicted, im not bothered about being avicted but where trying to get a mortgage so that wil go againt me

im a good tenant always paid up to date, the landlord has no reason to want to get rid of me, i have heard that the landlord is not intrested in the properties from his sons wife.the landlord just wants to take the rent and not have to bother doing anything he is a crap landlord.
lots of things have gone wrong with this house and he does bodge up jobs
and i know the getting a mortgage has nothing to do with the way this house is im saying if i with held the rent it will effect me and my partner getting a mortgage
ive been to the council about getting a house and they dont think of me a piority for another accomidation
i just desperatly want to move out
and finding a house that is in my budget in this town is like finding a needle in a hay stack

First, is your apt. legal? If so, your Town should have a dept. that may be able to assist you in resolving this. Mine does. Also, send your landlord a letter with all the facts you stated above documented stating that if he does not have the heat fixed within X amount of days you will seek altenatives. Send this to him by CERTIFIED MAIL RETURN RECEIPT. Also any future communication with your landlord should be in this manner so you have documentation to fall back on, keep copies of all these letters before you mail them for your records. You may have alternative and might want to seek the advice of an attorney. Some alternatives may be having it fixed on your own and deducting it from your rent. Witholding rent - I understand that the Citizens Advice Bureau said you cannot - but the person you spoke to may not be aware of all the laws. I would put a call into your Town Hall and explain the situation, the can probably tell you if there is a Dept. that handles this. Good Luck.

It's hard to help because each state and city have their own laws. You need to call your city or town and get help. You asked the citizens advise, well they didn't help you so you need to ask someone else. In Chicago where I live you can withhold rent if you prove it was used to fix something in your apartment you can't live without such as a door, window OR HEAT. Well you need to find out if you have any laws in your town like that. Also, it is clearly a violation of the lease to not have heat. You must have some -- otherwise the pipes would be bursting? Are you getting reimbursed for extra electricity for using a space heater? You may be able to get out of your lease because a lease is two sided, not only rules for you to follow but the owner also must provide the basics for life.

Did it ever occur to you that the landlord is trying to get rid of you? You didn't tell us what kind of tennant you are. As a prior landlord, I can tell you many horrible stories about some of my past tennants! The problems you are having with this landlord really does not have anything to do with getting a mortgage. The mortgage company is not interested in your lifestyle, only if you can make the payments.

There is a place in every court house to pay rent that is due to your landlord when he needs to fix something and isn't. So go to the court house and ask them and pay them and they will tell you what to do next.

Keep paying your rent,put your request for repairs in writing make sure to sign and date, send certified mail with a return recipt, to cover your behind. keep doing this. also call your health department this is a health issue you need heat. good luck.

you can't stop the rent, but you can take hime to small claims court after you leave and demand compensation. But it may be in your best interest to talk to an attorney.

you waited long enough have it fixed with rent money and deduct whatever the cost thats it you need heat and hes a loozer slumlord

It will if you don't pay the rent as they always ask you if you have ever had arrears in your rent or mortgages.
