as opposed to a house to rent out? This is in respect of age, good suburb, close to transport etc? Im looking to buy a place, but may rent it out when away on long travels.

In some aspects yes, in some no. I would think everyone would enjoy a good location in a safe neighborhood. However, consider who your average renter is. Many rentals cater towards college students or younger single people. That being said, if you buy a house in an area where many people rent (more demand for your property) you will have more rental properties (more supply). I think it balances out in the end.

If you are really considering renting this place, make sure it makes sense financially. You need to determine a fair value to rent the property (your appraiser can do a rental analysis or a Realtor can give you a ball park as well). I would be surprised if you can 100% cover your costs by renting with the costs of homes these days.
