landlord let maintaince come into my place with out giving me 24 hour notice. things were moved around upstairs and down. i feel vilolated that someone entered my space without at least notifying me. what rights do i have?

I Worked in the apartment industry as a Service Manager and I found that keeping a record of the unannounced entries. and the complaints filed. can constitute invasion of privacy and you can file a report with authorities, also read your lease agreement concerning emergency entry and having un mastered lock. you should be able to as long as a key is accessible in the case of an emergency. You can also put it in writing that no one is to enter your space without prior notice.

A landlord is not suppose to enter the property without giving you 24 hours notice.

It is illegal unless it was an emergency.
If it wasn't an emergency then first discuss it with your landlord and if he doesn't respond appropriately contact your rent control board. As long as you pay the rent he has no right to enter without notifying you in writing 24 hours in advance (again, an emergency alters that).

The landlord must ATTEMPT to give you reasonable notice. However, sometimes it's just not possible, such as in an emergency situation. You can discuss your expectations with your landlord, but that's all you the recourse you have.

If it's an emergency he has all the rights to enter,if not you can press charges for trespassing with your local authorities it does not matter if he ownes the house or not .I'm a landlord that's why I'm sayng this.
