First try "Property Management," Property Manager," Rental Property Manager," etc. in your local paper or on-line Yellow Pages. If you do not find what you need, call your local Real Estate Commission or Board of Realtors and ask for references. You will be charged fees for your property manager's services, generally a percentage of the rental income.

I would recommend you find a company or incorporated individual with experience in this field, not your Aunt Martha. Professional property managers either have on-staff service & repair personnel or a Rolladex full of the right people to call.

Make sure that your contract specifies how they will communicate with you, under what circumstances they will contact you about repairs/maintenance, and how tenant selection will be pursued. Remember that while you may have preferences as to "ideal tenants," many local, state, or national laws may impact on how much you can accept or not accept a tenant once the unit is publicly advertised.
