But almost everyone agrees that the prices are bound to fall signifficantly, everyone except geniuses who irrationally think that since the prices increased so rapidly over the last 5 years, it must keep going up. Precisely because the prices have gone up so sharply, now they are in danger of collapsing. My point is, your lender and your broker, and the other geniuses that advised you to go ahead with the purchase don't deserve any gifts. They have gotten you in a big mess. A financial loss of such magnitude can even affect your marriage. Imagine, the interest rates goes up and you can't afford to pay the monthly payments. Default, harassment, eviction, complete financial ruin, dishonor and embarassment, perhaps even divorce are not far from reality in your case. If you have a chance to pull out, I strongly recommend that you pull out and wait a couple of years. It won't hurt you to wait a couple of years, will it? You will only benefit from waiting in this case. Keep saving your money and in couple of years you can take a smaller mortgage. If it is too late to pull out, be prepared to cut your living costs drastically and get ready to work hard over the next several years. The earlier you get your finances tightened up, the better. It is not an occasion for and there is no time to celebrate or give gifts. Good luck!

All good answers. In fact, in some areas it is illegal for an agent to accept a gift from the buyers or sellers. And some states limit what we can give to our clients as gifts. I have heard that NJ has a very low limit on gifts.

Bring your driver's license, show up on time and sign the documents. Plus, if you need to, bring the cashiers check with the proper amount!

Everyone you mentioned is making money off of you. It sounds as if you have had a great experience with the folks you listed and that is as it should be. If you are inclined, a letter of recommendation and a willingness to pass along that recommendation to anyone you know is worth more than anything you could give them!

I agree. Gifts aren't necessary. Everyone is making money off you.

We got free ice cream from the sellers when we closed :) They had a full box in the freezer. They didn't want to move it, and didn't want to just throw it away :)
