We have water coming through cavity in the kitchen everytime it rains and the wall is so wet its crumbling, we have cracks appearing around window frames and on walls. Windows that have moved out of their frames, stairs which are seperating from the landing, a porch extension moving away from the house. On outside we have vertical, horizontal and diagonal cracks appeared in the render. The driveway next to house is cracking and sinking. We now have water coming in the upstairs hallway so not sure if its coming through roof or not. We know its not subsidence, we know wall ties have gone but have been told that they alone would not cause all these problems. We are having drainage checked. Can anyone give me any ideas of what else to get checked. Its looking like insurance company are going to be of no help at all. Its looking like its all down to us at huge cost.

.I presume your house is quite old and if your wall ties are shot at, it looks like the rain is getting right through your your inner and outside walls, I would suggest the old mortar holding your bricks is perished ( you can confirm this by using a screwdriver and poke at the mortar to see how soft it is), this would account for all the movements you have mentioned. I would also check outside that you have nothing like garden soil or rubbish against your wall above your damp proof course. Your only real course of action is to have the problem walls knocked down and replaced. It could cost about £1000 for your wall ties alone, it would make sense to put that money towards rebuilding your walls this would also allow the builder to check your foundations and drains and make good if necessary. Oh my,I'd be getting out of there If I were you.I know that's easy to say when it's not your home,but that's what I really think you should do.At least have a couple of packed bags next to the exit.You should call in a contractor,and have him look at it. Call the building inspectors also.They might condom it.I'm sorry.I'm real real sorry.Did you ever think that it is sitting on an old mine?Or that it's a sinkhole? You need to have a soil consultant come in and evaluate the conditions. Sounds like you have subsidence, all your problems can be caused by that. You need to address these problems very quickly, or it could make your home unsafe.

wow sounds like you need to have a profession inspection done. then fix the major problems as fast as possible. if you let problems like these go on for awhile sometimes the repairs cant be made. good luck
