Like when you need something done do they come and take a look?

Do they raise your rent on you?

I would say no, judging from the leaking roof and her refusal to repair the problem.

I know my landlord is glad to have me as a tenant. However, part of the reason I moved into my place is because I know that he "feels the love" for the house I'm in...I was specifically looking for someone who cared about the property, as opposed to just my monthly check.

I'm lucky, because we share the yard, and he keeps it in really good condition...The gardener comes once a week in summertime, and once a month when the weather's not so nice.

Also, his wife just moved out, and took her paycheck with...I know he appreciates getting my rent check every month! He didn't raise my rent last year, and he could have, so I'm pretty certain he's interested in keeping me where I'm at. Although, this summer I'm guessing the rent will go up - partially because it didn't last summer, and partially because the wife's gone.

Our landlord HATES us. We have been here one month and cannot wait to get out of here. He is 86 years old, lives in the apartment directly behind us and watches every move we make. He "points out to us" that we have a lot of trash (2 bags a week to the dumpster), a lot of guests(3 adult children who like to visit us a couple of times a week), we use the driveway a lot (God forbid we should go out every 2-3 days for a few hours), etc......
He may have appreciated us for a minute or two when he showed up at 8AM on the day rent was due and I actually gave it to him but somehow I expect even that did not put us in better standing in his eyes.

I had one landlady who appreciated us.... whenever my husband would see her, she'd ask when we were moving back...

We did a lot to improve the property. The back yard was about 1/3 mellow weed. With our dogs doing their business backthere, we'd rake the whole back yard... including that obnoxious weed. One day, my husband and I decided to pull it all up.. it was only about 6 or 8 plants- yeah they spread!!!

Anyway, we cleared the ground and when spring came, my husband seeded the area- 2x!! (or was it 3? Don't remember.) It rained a lot, so the seed went crazy!! That back yard looked GREAT!!!!... to the point I actually started harassing her about getting the lawnmower fixed, "because the back yard is starting to really need it."

There was a chain link fence around the back yard, and the grass was pretty non-existant in front of the gate... we took some old railroad ties and burried them (like stepping stones) to keep the dirt under control. That looked pretty good, too!

In addition, we actually paid our rent every month!!! (unlike most of her other tenants.)

For this, she was willing to put up with us having 2, count them, 2 dogs!!!... AND wants us to move back into the property!

But it was worth it- she never came over unannounced, and her husband (the maintenance), was very responsive- every time we called about something it was fixed (or at least he came to look at the problem) within a week. If he wasn't able to fix it in 1 week, it was ALWAYS fixed within 2.

the owner/tenant relationship is a business enterprise relationship. The hire you pay frequently is going in direction of the internal maximum loan, taxes, coverage, upkeep and utilities.
