Where would I get a copy of a HUD-1 from a home sale two years ago. I looked through all my paperwork but can't find it.

You can get a copy from the title company that closed the deal, the Realtor companies involved or the lender who financed the loan.ss

Well your best bet is to call the escrow closing agent and see if they still have one.

I don't think the title company would have one as they don't normally get into they portion of the transaction. They insure the all the things on the title is paid, after which they send the rest of the money to the escrow closing agent.

Now if the title company did the closing it is a different ball game so yes if they were the escrow closing agent by all means call them because in some instances they do act in that capacity.

You might also check with the real estate agent to see if they kept the sellers copy.

When you sell another house the first thing you want to do is make a copy and put one with your income tax documents for the year because you will need it when tax time roll around. The other keep with your closing documents.

1 - Don't have your buyer pay for an inspection prior to winning the bid. You cannot have the utilities on anyhow until you win the bid and get permission. If your buyer is going to live in the house (not rent or flip it) then they can back out if the are getting an FHA loan, and there's a major problem with the roof, foundation, major plumbing or HVAC. Investors don't get that option. 2- Put the bid in yourself. Don't go to the BLB for them to enter it on the computer. This is a secret bidding procedure. You don't want the broker representing other buyers knowing what your bid is - you'll lose by $1 every time!!!! 3- In Texas, I've helped other agents put in HUD bids (as long as I don't have a buyer for the same property). Contact me if you're in Texas. 4- I'm not sure in other states, but here, the closing agent is picked by HUD's Marketing company - Southwest Alliance (used to be part of First Preston). They will do the title search. The mortgage company would contact them for title commitment. 5- If you win the bid, then you have 48 hours to get the ORIGINAL paperwork SIGNED IN BLUE INK to them (the website will tell you where your contract has to go). Include all the pages, plus a lender pre-qual letter (signed by loan officer, buyer and broker), and a copy of the cashier's check. The check will then go to the actual title company or attorney they've chosen to close the property.

You most likely are looking right at it and don't see it.

The title at the top isn't HUD1 so that you can tell what it is.

It is the statement that shows what you were credited with and what the buyer was deducted. It is usually very long and both sides have print. There is the purchase price at the top and the total fees and debits at the bottom.

Everyone gets it right at the end when the deal closes, so it's is usually retained with all of the final papers.

But if in fact it's not in there, then yes, the title co or escrow co will fax you one.

Good question! It is actually the form that both the seller and buyer have signed (the one with all the blocks of fees 'n stuff and the final numbers). If you are one of those people you should have been presented with a copy. If not, then the office where it was filed; Attorneys office usually, will have a copy. Good Luck!

What if the sale of your home happened over 20 years ago? I don't remember who my realtor was or at which title company we closed. I am dealing with the VA not showing the house was sold because it happened so long ago.

Your realtor will have a copy. This is the easiest and cheapest way to get it....for free!!! Just give them a call they probably would like to know how things are going in your new home anyway!!!
