Mutually exclusive conditions you have there. All the hassle in Edinburgh is attached to the pubs and nightlife, apart from the wacky stuff out in the schemes which you won't have to participate in.
New Town, Stockbridge, Bruntsfield, Marchmont and Morningside are probably closest to the compromise you're looking for. Start flat-seeking early; it's almost impossible to get a pad between August and October.

I lived in Stockbridge which is probably the nicest part of Edinburgh (I think so anyway). The real student area is in the 'South Side' near the University of Edinburgh, Sciennes, Newington etc but there are students everywhere. Good places are: Stockbridge, New Town, Newington, Old Town, Grassmarket, Fountainbridge, West End, Portobello, parts of Leith etc. Bad includes: Pilton, Craigmillar, Gilmerton, parts of Leith, Silverknowes etc

Newington is only 5 mins walk from Universities has good pubs and nightlife.

Newington has the balance pretty good. Pubs, cafes, restaurants, close to Arthurs seat and the meadows to chill out. Easy distance from the centre, but not right in it. I can recommend it as I lived there for 2 years.

There's also Haymarket. its a 2 minute train ride to & from Waverley train Station so your next to the city center, but its also just outside of it so your not bothered with the hustle & Bustle.
