First make sure there are no rules against formally renting your apartment in your building. If you own it, that is.

Secondly, find out the obligations of landlords in your area. You will have to re-paint, probably.

If you live in a big city, you can contact a rental agent and they will find you a tenant and charge the tenant a rental commission (no cost to you) or you can just try Craigslist.org. That's how a lot of people are finding places in the city these days.

Whatever you do, even if it's just a sub-lease for a few months, or if you want a year lease, get it in writing. Write a simple contract, and both of you sign it with a notary. (Most banks have a notary, and it will cost a few dollars.)

You can't protect yourself too much with real estate. The laws change all the time, and it's easy to get stuck with something you didn't know about, like the fact that even if they don't pay you, you still can't legally evict them.

Contact a real estate agent (like myself) in you area. They will be full of good advice.
