Seems like I see a lot of FISBO's out there. It can't be that complicated if the average Joe Homeowner can do it. How do I get started? What is the usual procedure to have a smooth transfer?

Oh its easy, just watch out for every tom dick and harry trying to sue you. Would you represent yourself in a murder trail? Hire a professional, he most likely can get you 6-10% more than you will on your own. It covers your fees, and you have no stress.

Yeah I've seen average Joe Homeowner try and sell his home and in the long run end up listing with a realtor. You could pull your own tooth if it hurts but why not use a dentist. Same philosophy! There are a lot of cheapskates out there that think they can do it themselves but end up in court involved in a lawsuit because of disclosure related issues or improper contracts. Don't be a fool!

It’s a pay me now or pay me later scenario!

There are way too many undisclosed issues that the typical lay person are unable to discern.

Deal with the Professionals both Realtors & Attorneys in this specific area.
As with anything else shop around for a local agents that knows a particular area.
Interview at least (3) agents before hiring someone to be your representative.
And, don’t be afraid to negotiate the terms.

Why do you think there are Realtors? We go to school to learn that stuff so you won't have to!...We make sure your butt and theirs is covered and legal....Pay the professional and sit back and relax....Please....Just let us do the job we are trained to do while you do the job you were trained to do....ss

Better yet...I have heard being a Realtor is really, really easy and you make tons of money so why don't you just go get your license and start making tons of "easy" money too?

A word of caution. I've seen otherwise smart people underprice their homes by up to $100,000 by not knowing how to assess their home. Even if you knew how to price your home properly, there are many disclosures you must give to your buyer. Licensed Realtors, like other professionals, take extensive training to gain this knowledge. Would you try to be your own doctor or dentist? My advice to you, for your own protection, is to engage a professional.

I bought my house without a realtor's help. You need to have a lawyer who knows real estate to make the paper signing go smoothly. And make sure that all people who have own the property are there to sign the paperwork at closing.
