Try to find a new place as soon as possible, you don't play around with mold, even if the rent is cheap. Good Luck I hope you find something quick.

Roofing is something buyers tend to neglect, and sellers tend to ignore. I assume you know there is mold by a "musty" smell. You need to pay for a LICENSED home inspector. He can tell you if there is actual mold or just rotted decking form the roof structure. If the roof has been leaking for awhile, the carpet or flooring could be wet and molding. That is not such a big problem; replace the flooring. If the drywall and house structure is molding the house probably is not worth saving. The expense to replace could be extremely high. If there is mold then you need to vacate the property.

I have never heard of this "as-is" renting proposal you say you are in. I know "renting" means the property is not yours. But, does this also mean that you are responsible for the repairs on a house you do not even own? This situation is ludicrous! How were you possibly talked into this. I would just leave and make the home owner fix the problem. Also, if you do leave, you need to report the unlivable conditions to the state. Otherwise, these swindlers will be able to rent the space to someone else.

Sure hope you get your deposit "AS IS" I bet the shoe will be on the other foot then.

Many people want you to believe and say that as is mean just that, yet they are wrong. Some can not sign away there rights, nor exclude some one form following the law or public policy.

You can sign till it hit the law, mold leaky roof or water and big things make a place uninhabitable. Some land lord can not say hear is a slum that you can rent as is. You need to tell them that there is mold and the place is uninhabitable and stop pay rent till it is fixed as you look for some other place to live. Also keep records of your rent it need to be in a saving account or show a record of where and how it was spent like a deposit some where els.

Never rent or buy a place knowing it has any of these kind of problems.

Contact your local Housing Authority. Even though you willingly rented the house like this, mold is a health hazard and it is against the law for him to knowingly rent it out like this. They will probably make him repair this. If they don't, then you are just out of luck, because you knew about this when you rented it.
