I am in colorado and I have recently renewed a lease (that ended Jan. 14th) that also has my friends name on it. She has not signed the lease however and is now thinking about moving out. Can I break the lease?

If her name is on the original lease and it is on this lease, BUT she has not signed the lease, it cannot be enforced. It can't be enforced if all parties involved have not signed.

I would notify the manager immediately and give a 30 day move out notice, which you must do by law and I am sure it is in your lease. Explain to the manager what has happened and that you will not be renewing the lease. You probably would not qualify on your own financially to maintain the lease anyway.

I guess you should talk to your landlord about that one. If the original lease was signed by both of you and now you are the only signature, I would say that the original lease is NOT renewed...makes sense to me.

Since her name was on it but not signed, hopefully you can get out, but the landlord can be a jerk, and hold you responsible for the next year worth of rent payments . . because you DID sign (bad move to sign alone)
Anyways, read your contract and ask the landlord.
It has only been 2 weeks so maybe a sob story would work.
