Ok...I am selling in one state and buying in another. How do I find an agent that is going to represent ME as the buyer now?? I know there are buyers agents?
Secondly, how are they paid?

How are buyer's agents paid?

They are paid out of the Seller's Commission Agreement between Seller and Listing Agent. So you pick the place and the Buyer's Agent is going to work his/her hardest to get you into this place. Have your Pre-Qualification letter ready and get ready to move.

Real estate agents can represent the seller, the buyer, or both. If they represent both, they get paid the entire commission, which is historically 6%. If they only represent one or the other, they only get a split, which is typically shared 3% each.

The advantage to having a buyer's agent is that there is no conflict of interest - you have someone representing just you and it doesn't cost you anything.

I've purchased property out-of-state and had to establish a relationship with a buyer's agent. I'd recommend first searching on-line, establish communication by e-mail and phone, and then make arrangements to meet with your broker after it's been well established what type of property you're interested in. This will save both you and the broker a lot of time. Good luck.

They are paid by the seller. the commission is split. Ask your agent selling your home to refer you to an agent in that area. You will get a qualified agent and the agent you have now will be happy to help. They also get a referral fee from the other agent.

You can look up agencies that represent "buyers only" --OR-- most real estate companies have an "Exclusive Buyer Brokerage Agreement" in which they are "representing only you", in assisting you to locate and negotiate the purchase of real estate property.
Also most times it's the selling side that pays the commission, though it can vary depending what the parties agree to.

Go to REBAC.com. That is Real Estate Buyer's Agency Council. We use ABR after our names. We get paid by the seller at closing. When you go to the REBAC site use capital letters for REBAC.
