I am looking for tips on what questions I should ask a realtor when I am looking for a home. I am also looking for tips on what questions I should ask when looking to get a home loan. I am a first time buyer. So any helpful tips will be appreciated.

First of all, find out WHO she is representing. Is she working for you, the seller or neither?? Don't give away much info if she says "the seller" since it is her duty to let the seller know everything she knows about you (like if she knows you'll pay more or if you have bad credit) Ask her to represent you...most will be happy to at no fee to you but you have to ask. She can also point you in the right direction for a loan. Make sure you get a Realtor who has experience and a good reputation. Ask bank tellers and lawyer's office help or the store clerk. There are a lot of good loans out there for first time home buyers. Your Realtor can arrange things for you.

Don't "buy a house from a Realtor..". Have YOUR Realtor help you find the house that's right for you. If your plan is to drive around, calling on signs to buy a house, then first take all the classes to be educated as a real estate agent or as an attorney, and get about 10 years experience in the field. Now you're ready to "buy a house from a Realtor..". Your real job is to find a Realtor to represent you - ask friends and coworkers who they would recommend. The Realtor who is best going to help you might or might not be the one with the best advertising, or the most letters after their names. (I have no billboards or letters, but I do take care of my clients)

Once you find that Realtor, DO tell them what you want, what your plans are and then they can help you. They should have a few lenders to choose from - I've never helped or directed anyone to an insurance agent, but I can help direct them with lender options. If your Realtor makes any money for you using a "preferred lender", they MUST disclose that in writing. Our company does not allow that, so we have no incentive other than "this lender will take good care of my client".

talk to a few realtors before settleing on one. make sure you feel comfortable and can trust them. as for the mtg do your research to find the best rates. find out what the rates are in your area. check out your credit so you know what you can get. if you are looking to buy an exisitng home, depending on the age of the home, make sure you know that the heat, electrical, roof and plumbing have all been updated or you could have a hard time finding insurance. if you know about the amount you are purchasing for, call around for insurance quotes, placing the home insurance where you have your auto will save you money. most times when people close the realtor or mtg co finds them insurance, FIND YOUR OWN!!! make sure its on a HO3 form so that you have replacement cost on the home and your belongings. best piece of advice...follow your gut instincts on the purchase, don't be pressured!!!
