I was living in a one bedroom studio with my wife, we found out our lease would be up in a month and a half, we couldn't find any other complexes to live at (due to large pet fees), so we decided to stay at the same complex but move to a two bedroom two weeks before our lease was up at the one bedroom (we moved early so we could take our time and clean the one bedroom to keep our deposit from the one bedroom). Now living in the two bedroom, having not signed a lease or put down a deposit, not having signed any paper work we have decided to leave and move into a house. (we decided to leave because we became fed up with the management, she told us the neighbors didnt smoke, they do, they said they would have the bathroom shower working by a certain time, they didnt and it took me asking for a work order (which she said "that isnt necessary") to get it fixed, they still hadnt replaced the toilet seats, repaired our mini blinds (which lets everyone see in to our bedroom), and so on...

they dont make their landscapers clean up after themselves(my parking space and entry way has been blocked by chopped tree limbs for the past 5 days) they didnt make the roofers clean up after themselves (they blew out a gutter at my old apt and it blew dirt and debris all over my patio and the items i had outside), when we mentioned the mold problem inside the old apt they never tried to fix it and blamed the moisture in the carpet on bad foundation (though when I moved in the manager told me that the previous owners had an indoor coy pond(i know I am stupid for believing her))
any ways my question is, since I am leaving the two bedroom without having paid anything for it thus far (deposits, or rent) and not having signed any kind of paper work (lease agreement, application, anything saying I would live here) how much should I pay? I felt it fair if we paid for some of the cleaning fee and just forfeited our deposit from the old apt (which we were going to get back after cleaning it)

i am under the impression that since no agreement was signed that I can pretty much leave without paying a dime, but I am willing to pay her two hundred for her troubles.

Pay the full month's rent and consider it a learning lesson. Do not recommend the complex to others looking for housing. Do not bad mouth it either, since you might have just been unlucky enough to have the worst units in the place.

Obviously, the management is falling behind, but it could be they would have been more apt to solve the problems if the lease was signed. Month-to-month tennants usually get ignored by the landlords.

I would not pay anything,you would have to go onto your states website and check the tennant at will laws since you didnt have a lease but I would think even if you had a lease the cercumstances would allow you to break it anyway,in Massachusetts it is law that you must provide window dressings when renting a residential space with windows in it not to mention some of the other infractions that the building management had,if I knew what state you were in I could give you a definite answer

If you take it by law u don't have to pay anything.
By Ethics since she trusted u and gave u 2 bed with out any agreement or paper, i think u should pay her some compensation.
