Looking for a single family house to buy in Boston. (first time home buyer) What should i have to know/ask the agent when about the house? something like the year of the roof?? Thank you!

Get yourself a book like "Home Buying for Dummies" (just an example, this is not an ad). It has some nice checklists of questions.

Be aware that there are questions for the agent and questions for other experts. You should get a home inspector, once you decide to make an offer, who can assess the roof age/quality, as well as a lot of other things.

Think of the agent as being an expert on the market. For example, s/he should be able to say "I see a lot of houses just like this and they typically sell for $10,000 less." An experience agent will also be able to tell you about the neighborhood (in ways that don't violate the law or their professional ethics), etc.

Interview at least 3 agents. Make sure that they specialize in the neighborhoods where you are looking. For example, if you want to live in Medford, don't get an agent that does most of her work in South Boston.

The agent should have a personality that works for you.

For most things, the agent will be happy to give you whatever general information is available.


Ask the real estate agent whatever you like, but, once you are really serious on buying a specific house, you absolutely must enlist the services of a professional house inspector.

They are usually professional engineers, who have extra training just for this. They will look for things you know nothing about, and will find things in places you would not think to look.


Even if you really want the house, spend the few hundred dollars to be sure of what you will be getting. Add a clause to the offer that the house must pass a professional inspection, and that the current owner will make any critical adjustments/repairs found to be needed.

Unless you already know the real estate agent personally, and are sure you can trust his/her word, I would suggest you call the offices of other realtors and ask for references on inspection companies.

you are making a very large investment, ask anything and everything you ever thought of , yr of roof, age of appliances ,termite report, has the home been inspected? does it come with a warranty? I'm sure theres a million more questions you can think of, good luck
