kovachagen here. Those items are all items that are being given out by Audrey when you spot her in downtown millsberry. All you have to do is visit the shops in downtown millsberry and browse around the shop until you find her. I've had a lot of success with picking one shop (like the grocery shop) and just visiting each page until she pops up.
It seems that the pen and the hat are the most common gifts from Audrey, followed by the notebook. The framed gazette article and the voice recorder are extremely rare and hard to come by.

The voice recorder and the Article is very hard to find. Try serching them in downtown. maybe youll get lucky and shell give you it. Go on every single day. But others are easy to find. They are in shops like the Grocery Store, Clothing store, Furniture store, Peterson's Construction & Hardware Emporium and Paybody Park. Sure if I get extra Ill send it to you. Now i am moving, i am changing my account because so many people know my password, so i guess by next week my home will be designed good. I still have stuff to send. My username is: iceprincess_10
