being in this business, and not knowing what your house looks like or the size of it ....kitchen cabinets and bathroom(s) What ever you put into ityour return is usually 3x's the amount. but that is also if you do not go cheap materials and have someone who pays close attention to even the small details. Go mid materials unless you have the extra $$ to spend and your house is in the area which will attract the people that has that budget, then put in the higher grade.

Some other sugguestions is

new roof,
new a/c
Privacy fency (but will also have to do something else besides that)
new flooring (carpet, tile, wood floors)
New lighting fixtures especially in the kitchen

Painting and cleaning is usually a non added value, it is an expectation on the sellerfrom the buyer

or you could just sit on it for a while keeping the basic upkeep and see what the value is in 3-5 years.

This is the best I can answer this for now as you gave us very little to go on. Hope your not trying to sell here in Florida! Then you'd be better off just waiting the 3-5 years maybe even 10 the way property insurance and taxes are going!

Make sure the kitchen and bathrooms are updated, hardwood floors always sale big, but if not and it is carpet, try fresh clean or perhaps new carpet. While your selling make sure your place stays super clean and neat. Make sure that outside the house is nice and inviting, remember that first impressions could be a lasting impression. One more thing I forgot, you could simply change the light fixtures and update them and that would help. Try not to over due some things because you may possibly be taking away from the home.

Find a realtor who has a buyer who would pay $10,000 more for it. If you spend money on it, there is no guarantee you would get it back. There are trends that indicate kitchen and bath remodelling increases the sale price. But you have to lay out a lot to begin with. Go for the right buyer first.

Having a fenced yard is a great investment. If you are going to have a pool, I do think some states make it a law to have it fenced in. Going vinyl is the way to go. Its more in the long run but it pays for its self.

Kitchen & bathroom remodels are going to yield you the most increase in value.

They will also be what a prospective buyer will pay most attention to, if you're planning to sell.

Update the following and you'll increase your profits:
clean your house
paint your house
fix your landscaping
update your kitchen
update your bathroom
get rid of your clutter
add more lighting

these simple tricks make a huge difference when selling your house for top dollar!
