Hey all...
I'm thinking about moving to Virginia. I'm looking for areas that have decent amounts of land (husband is a mechanic and wants to build a garage) in the $200,000-$250,000 price range. Good school systems too. Might want to stay close to Norfolk, Fredricksburg, or Richmond areas to transfer within my current job.
Anyway, any help or info would be greatly appreciated!

I have lived in both Richmond and Fredericksburg. Unfortunately, Fredericksburg will be out of your price range within about a 30 minute drive of the area. It is close enough to Washington DC that the real estate market is heavily influenced. The school system in Spotsylvania County (which is the county closest to Fredericksburg) is actually pretty good (I've taught in those schools).
You may still be able to find some tracts of land within a decent commute of Richmond within your price range. Henrico County (where I grew up) and Chesterfield County around Richmond have good school systems but you may have to look into the next ring out counties out to find decent prices on land.
I believe that Norfolk is going to be comparable to Richmond in size, but I don't think that their schools are particularly good. In Norfolk, you are surrounded by more small cities (Newport News, Virginia Beach and so forth) so it is hard to find larger tracts of land that are not expensive. You also have to figure in the fact that so many places are close to the water there - it drives overall prices up.

Northern Virginia is out of that price range. There are plenty of places within commuting distance to Richmond or Norfolk which would work for you.

Look in to Amelia, VA, it's still rural enough to have land available and not have the cost of living in the city but it's not a long commute to Richmond. Fredericksburg is also a nice area but I don't have much info on it. (I live in Keysville, VA, VERY rural and about 45 minutes south of Amelia.) Good luck!

Hmm northern Va between NOVA and Richmond or Nova and Virginia beach. Stay away from Richmond, sorry. The other side is great too! West........ Southern.

my dad is from virginia. and i know my grandma use to say that richmond is alot of killing and drugs. my second cousin lives in norfolk and maybe it's him but the employment rate wasn't too good. so i guess fredricksburg since i haven't heard anything. but search on the net regarding crime in richmond and see if it has changed. my grandparents live in meredithsville. rural area. they own a ranch etc.

Manassas is exceptionally strong. i bypass to GMU, which isn't faraway from there. In Manassas, you're close sufficient to the city to get the benefits, yet distant sufficient that it's not as intense priced. I say no longer as, because it nonetheless prices plenty to stay there, notwithstanding that is between the few places contained in the US the position the economy continues to be in strong structure.

Check with the Board of Realators in the cities you are considering and your needs.
They can help select the properties that will fill your requirements and within a reasonable comuting distance of your work.
