I was wondering if I were to make a demo CD, do the songs on it have to be my own? For example....does it have to be songs that I wrote or songs that other artists have already sang.

It really matters for what you're trying to sell yourself as. A singer-songwriter who plays your own instrument? Definately include more of your own work. Generally though, I wouldn't imagine it hurts to do a standard or two, show them what you can do while giving them something familiar to base it in.

It can be either or a mixture of both. Ideally, of course, it is most profitable to use your own compositions all the way around. When royalties are due and residuals come in quarterly from say BMI you would receive as the recorded artist monies and additionally receive royalties as composer/publisher. Strictly your choice as it is your demo reflecting your selections to signify who you are what you're about. good luck.
