m = 12
2(12) + 2n = 40
24 + 2n = 40
2n = 16
n = 8

let w be the width of the rectangle
so 2w+2*12 = 40
2w+24 = 40
subtracting 24 from both the sides
2w = 16
so w = 16/2 = 8
width of rectangle is 8 cm.
