With the no-call laws you are prohibited from calling anyone.
Join every local org. you can find, Chamber of Commerce, Mason's, Country Club, Rotary, Elks, Social or Political groups etc.
Everytime you see a FSBO, stop in and give them a card. Tell them why you are better than others. Undercut others if you have to. If they want 6% offer 5%. You have to get listings if you want to be seen.
After a while you can sell yourself at 6% because you have a track record.
Go to lots of meetings, hand out cards, wear a name tag.
Most importantly use the Internet. Place ads on Craigslist, Backpage and any other free site you can find. You must have your own web-site. Create links from all of your ads to your site and use key-words specific to your area in all of your ads.
Using words like Realtor, agent, broker, city names and neighborhood names will eventually mean that your ads will come up in search engines when someone types in "Realtor your-city"
Create a niche' If you sell pretty houses to soccer mom's then work that angle. I sell investment property, If you Google "investment property Kansas City" I can pretty much guarantee you will get me on the first page.
Most of the sites you can advertise on will give you an option of renewing your ads, make sure you continue to renew them. The longer they are up the more search engines will find them.

Pick a "farm" area of homes. Find an area you are familiar with and streets that have nice homes that you would love to have listed. Send a mailer to them every 3 months. I started in real estate 6 years ago and about four years ago started a mailer. The mailer I send is invaluable and has gotten me many deals. I have a company I use that prints up the mailer, takes care of postage and everything! It is a high quality color mailer with great real estate tips and all my info in it. All I do is update my database every now and then by adding or deleting names and they do the rest. I send a mailer out Feb, June and September and then send Christmas cards out in December. Go to (I believe)Morrismarketing.com. You will be glad you did! I've paid for ten + years of the mailer already just from the last four years of business from it! If they ask who referred you tell them paul volz and they will give you and I one free month! Sell yourself first. One trick is to go to neighborhoods on Halloween, and knock on the door. Instead of saying, "Trick or Treat", hand THEM candy and your business card. When it's not Halloween, use mailers to get your name out there.
