Real estate....two buildings one purchased fo $ 47,000. another for $ 54,000. Twenty years later they are worth $ 750,000. each.
Location...not the buildings themselves.

Canadian energy stocks - about 25% growth and another 10% to 15% in dividends (although that is based on the current price, if based on my purchase price the dividend rate is actually higher)
