If you are buying a property in Spain my advice would be to go on recommendation wherever possible. Estate agents who recommend only one lawyer are usually receiving an introductory fee from them and therefor are bias in their opinion. I receive such a fee, but I insist that this money comes off the clients bill, so therefor I am not bias and the client is in a win win situation. I will also add that I do not work with only one lawyer.
Look for a firm that has offices in your area and one that covers conveyances in coastal and inland areas.
Spanish lawyers normally charge a fixed fee for house conveyance so there is no point looking around and comparing prices.

Do not go down that road. Get a reputable local solicitor to do a search for you. It will be worth the cost and you will have peace of mind.
