Everyone is half right. I am in the industry. A mobile home is MOBILE. I guess another word could be RV. But the key is MOBILE- It can be moved from place to place. A manufactured home is built in a factory in 1 or 2 pieces, usually on a metal frame. The plumbing fixtures, wiring, etc, although perfectly safe, do not measure up to BOCA regulations. They are HUD homes. They can go either into communities or onto private land with a slab, crawl space, or basement. A modular is the top of the line. They can be 2 story. They cannot be put into communities, because they are not on a metal frame that can be transported. The past few years the differences have become less, and all three are widely accepted.

Some consider manufactured homes to include modular homes and mobile homes. Modular homes are more similar to standard "stick built" houses because they are built the old fashioned way - just in a factory. Mobile homes do not have the same construction as modulars - and the materials are not as substantial (thin walls and roofs, etc.). If you are considering purchasing a "manufactured home" go with a modular. The value of the modular home beats a mobile home hands down.

Hi - No they are not the same thing. Mobile Homes are bought as one single unit that is portable and placed on a site using cement cinder blocks underneath them and tied down. They also depreciate in value over time as opposed to appreciating in value. Manufactured Homes I believe are homes that are built with prefabricated pieces. For instance, the side walls of the home are already factory built as one unit, are brought to the homesite and the house is put together with these large prefab pieces. I believe they are also built on a solid concrete foundation instead of off the ground as most mobile homes are. They are not portable and cannot be moved once they are put together (I don't think). I am not sure about their depreciation/appreciation level, but don't think they depreciate like mobile homes. Basically a manufactured home is one that is built on your site/property with large prefab pieces on a solid foundation. Like putting a puzzle together :-) I guess you could look at it as being large prefab pieces that are put together to form the shell of the home. The interior of the home then has to be built like normal. When a manufactured home is completed it resembles a normal single family dwelling/home and does not look like a mobile home. NO A mobile home has wheels underneath, and a manufactured home comes in a few peices on a truck, however, a mortgage company or bank tends to call them the same thing

Yes, they are made by a machine rather than a man. They can also be called modular homes. Manufactered homes are inspected more than man built homes.

They are similar, but there are differences. Mobile homes are assembled at the plant and then towed to the site. Manufactured homes come in pieces and are assembled at the site, and they are not mobile. Most manufactured homes are placed in parks similar to mobile home parks, but if the property is zoned they can be placed on your own lot.

Not necessarily. Mobile homes are manufactured homes, but not all manufactured homes are mobile. Many are built on a foundation, and some even have basements.

kind of. they are built on a seperate location and moved onto any property you currently own or are purchasing. they are not built "on site". however, they can not be moved easily. mobile homes are made to be moved easily... they are usually up on blocks or lifts of some sort with no foundation. manufactured homes are placed on a foundation.

Not necessarily. There are pre-fab garages, that are made into homes, also. Many MANY different variations. But Mobile Homes are pre-fab, also.
